you went through six months of learning,all these things,and then all you did was send a text,with a lowball offer and did your first,deal so like,you really didn't tell me about that,other stuff,some action yeah you just needed to like,you know send 20 texts that's all you,needed to do welcome to the zoom call,Xavier excited to talk to you you're in,Atlanta Georgia correct,yeah and you're doing deals in both,Georgia and Tennessee first of all I,love asking the question whenever we do,this,um what was it like during that journey,of learning to taking action what what,happened to where you finally said okay,I'm ready to pull the trigger pick up,the phone start dialing start calling,start making offers how did you how did,you bridge that Gap from learning to,doing,um not making any money I said um I feel,like I meant I want to say I just woke,up one day and and I was like I'ma just,first I'm gonna start off texting and,that's what I did I just I said I'm,gonna take everybody on Zillow,um I came up with my little script I,wanted to send out and I would just go,down the list and like copy and paste,just changing out the address and my,asking price like I would take zillow's,price you know um the price they have,online like what the house is worth I,would just multiply that times 0.47 and,like send the text I was just sending,texts okay,okay so hold on here so was this agents,as well or just Zillow by owner,Oh no just um by owner okay so you were,going under the other category if it's,by owner then this then the seller puts,their contact info usually in that in,that listing so then what you were doing,Xavier is you were getting their phone,number you weren't even calling you were,just sending them a text,yeah just text messages like Cookie,Cutter just copy and paste copy and,paste and what'd your text say what'd,you say in the text,um it's like um hey my name is Aria Ford,um I saw your post online selling you,know the address one two three,yeah I like to offer this price and,close whatever date would be like two,weeks from then uh I would just have,that date in there and send it,okay and and the way you were running,your formula was you were taking the,Zillow number the zestimate number and,then you were taking 47 47 of whatever,that number was was your offer,yeah all right there you go I mean like,how much simple,how much easier can we make this than,that,like are you kidding you're just you,there's no formula there's no analysis,there's no looking at repairs there's no,comping for arv there's no calling up,and having some elaborate conversation,there's no there's no finding the four,levels of motivation where you're,finding out about you know the distress,and and the condition and the urgency,and all and the price and all the you're,just texting a lowball offer hoping that,you'll just catch somebody motivated,enough to take it that's that was your,philosophy,yeah but it was listed for 45 days yeah,and yeah she texted me back and said,like oh okay sh

whatever Market I'm in my goal is to,learn my market inside and out so that,way I know homes are going for 200 bucks,a foot over there I know they sell for,250 a foot over there I know that if I,get in that super amazing neighborhood,they're going to go for 350 a foot,whereas on this part of town maybe they,sell for 150 bucks a foot over time as,you look at enough properties you'll,start to memorize your market and then,what happens is when it when a lead,comes out like in the markets I know,like the back of my hand a lead comes,out and I'm like where's that at I look,at the crossroads and I'm like that's a,deal because I know right away just by,looking at it and the asking price and,the price per square foot that that's a,deal because I know the numbers in that,neighborhood it's an investment in your,time to learn your market and the way,that you invest in your Market is to,just start to learn where all the,pockets in your Market what the values,are that investment is worth its weight,in gold because again once you get it,down then you can know values in in,seconds in in the markets like you'll,instantly know and then it just takes,five minutes to refresh to see what the,latest numbers are like the latest comps,to then see what the adjustments are um,something that I've ran into today a,couple different times where I've seen,you on your videos you love to use the,comps that's kind of proof as to like,the setting up as to why your price is,the way it is yeah with those kind of,those cold leads I have found that it's,it's a little more difficult to kind of,set the scene for that what is something,that you recommend doing for those,scenarios where those agents give you,like zero wiggle room at all,if you do a quick analysis and you make,the offer then you have no perspective,on what the comps are because you're,doing a quick analysis you're not,looking at comps so how do you have a,high level conversation with an agent,for example if you haven't done your,homework first so first and foremost,when I call the agent I want to have on,my screen the comps so just part of that,conversation is I'll map my area I'll,put in some filters some basic filters,so I'm looking at similar homes and then,I'm ready so I might not have been,looking at it but while I'm on the phone,I'll actually start to talk about comps,on the fly now this is hard if it's like,brand new to you and you're not really,sure it takes you a minute to kind of,see what's going on I've just done it so,much that I can now while I'm on the,phone I can have my map up and I can be,saying well wait a second I'm looking at,this comp two streets over right now and,it looks like this and that I start to,analyze while I'm on the phone because,they're they're open they're having the,conversation they're willing to talk,about it so now well let's talk about it,if you're willing to talk about it,versus blow me off or shoot me down or,not open not friendly a lot of times I,will take the five minutes or 10

all right so don't adjust your screens,it's not steve trang it's leon barnes,day two at cg,day one,unbelievable day of reconnecting,lots of big time performers on the stage,sharing,honestly more so about what they failed,at and what they're working on,in day one which is always great to hear,when you have the biggest and the best,telling you what they failed out and,what they're getting better at now day,two we've switched it up it's hot seats,five different rooms five different,facilitators 15 presenters in every,single room this is how we at cg,grease the will what we mean by that is,you get to know,who is really good at the things that,you are not so good at and be able to,help each other,and this could be guys this doesn't have,to be always business the thing the,great thing about cg is it's beyond,business this is about lifestyle,and it's not just about money it's how,can i implement something that i'm,struggling with today in my business to,help us continue to move forward that's,our hope today and i know that's going,to happen,i was walking into the ballroom area and,i heard the golden voice,so i knew you were here,right right and so we initially,connected because you were in the uh,cold calling competition in sub 2,correct and i was brought in as a judge,right and i was like well you know this,dawn guy actually has some natural,talent and i think i kind of gave you,some tough criticism i,kind of know for that yeah,so i mean for me personally um when i,started back in 2007 i was super,stubborn i didn't think i needed a coach,you know i was already awesome okay i,didn't need a mastermind i didn't need,any of that stuff right right so it took,a lot of failure from 2007 until 2011,before i finally humbled myself to get a,coach and then a few few years later,after that before i finally joined a,mastermind so um you know this is your,first cg right okay so uh when did you,find your first mentor or a mastermind,so actually,my story's a little bit different i,actually started out with a mentor about,2013 2014 uh he guided me through taught,me creative financing before actually,wholesaling got it uh you know six years,later i find myself needing a community,instead of just a mentor i realized that,a mentor wasn't enough okay so then,what'd you do next uh next i went out,and sought a community uh and that,community was sucked too okay that's led,by pace morby and uh still a part of,that community today okay so that was,your first community that was your first,mastermind right and what did that do,for your business as far as where were,you and where did you go man it uh,escalated me quite a bit okay it got me,a lot of exposure,allowed me to learn different techniques,from the creative financing side and,just really gave me a leg up in the real,estate world okay and then why did you,join collective genius,because at i felt that at this time it,was trying to get in a room that of,people that were doing way more than me,and still felt that they needed
